What is a “distressed” or high-opportunity property in Dubai?

A property whose owner needs to sell quickly — because of relocation, a change in circumstances or a financial need — and will accept a price below current market value. Genuine distress is defined by the seller’s urgency, not by a label on a listing. The same logic covers below-market resales, developer incentives and payment-plan opportunities: an opportunity is only an opportunity when the numbers hold up.

Is the advertised discount always real?

Not always. A headline discount can shrink or vanish once you account for unpaid service charges, transfer fees, or a price that was inflated to begin with. We verify the real, net discount against recent Dubai Land Department transactions before we call anything an opportunity. If we cannot stand behind the number, we do not publish it.

Off-plan resale & assignment — where the real discounts often are

An off-plan resale (or assignment) is buying an under-construction unit from an existing buyer before handover. It is frequently where the genuine discounts sit — but it needs the developer’s No Objection Certificate and a check on how much the original buyer has already paid. We handle that due diligence so a “bargain” does not turn into a problem at transfer.

  • Check for service-charge arrears that would erode the discount.
  • Confirm the developer No Objection Certificate.
  • Review any mortgage or liability on the property.
  • Compare the price against recent comparable transactions — the real benchmark.
