The Canopies at Yas Point

Yas Island is where Abu Dhabi goes on a Friday. Ferrari World, Yas Waterworld, Yas Mall and the Marina Circuit that hosts the Grand Prix are all a few minutes away. The Canopies is the chance to live on the island rather than drive to it — and it is the first residential community to launch inside Yas Point, on the northern shore.

Aldar has built it as a community rather than a block: 592 apartments across six mid-rise buildings, arranged around a central park, landscaped walkways and green space. Two resort pools, children’s splash pads, gyms, kids’ play areas, multipurpose rooms and a co-working lounge are built in, with retail and food outlets at ground level.

Studios start at 1,650,000 AED for 46 square metres. One bedroom is 2,200,000, two bedrooms 3,400,000, two bedrooms with a maid’s room 4,200,000, and the three-bedroom with maid’s room and study 5,500,000 at 184 square metres.

Payment runs 55/45: five per cent on booking, six instalments of ten per cent between January 2027 and May 2029, and forty-five per cent on handover in the third quarter of 2030. Just over half the price is spread across two and a half years, and the larger share falls due only when the keys do. For a buyer financing from abroad, that shape matters as much as the headline figure.

What makes the numbers work is scarcity: Yas is a fixed island with a finite amount of residential land, next to leisure assets that draw the whole emirate, with the airport and the roads into the city centre both close.
