Seven criteria we check before recommending a property
An attractive apartment at the right price is not yet a good investment. These are the things we go through first, because they are what moves a property’s value, its rental potential and what it is like to own.

The developer
Delivery history before promises: what they have already built, how it was finished, whether it arrived on time, and who looks after the building once it is up.
- 02
Location and connectivity
Roads, transport, schools, hospitals, the business districts — and what is planned to go up around it, not only what stands there on the day of the viewing.

Price and payment plan
Price per square foot against comparable projects, then how the money is staged: deposit, instalments, post-handover terms, and whether that shape suits your plans.

Construction and delivery
On off-plan, the completion date, the progress actually on site, and the developer’s record of meeting one. It decides how long before the property can earn.
- 05
The building, not just the flat
Layout and size, but also density, amenities, finishes, views, privacy and common areas. What settles it is who is likely to rent or buy it next.

Management and running costs
Who manages the building after handover, how it is maintained, and what the service charges come to. This is what keeps a building’s condition and its value intact.
- 07
Noise and surroundings
Traffic, nearby construction, industrial activity, drainage, and any project that could take away a view or an access. Rarely visible in twenty minutes on site.
Rarely does one factor decide it. The right property is not the one with the best brochure — it is the one that still makes sense once all seven have been asked.
